Project Overview

This property on Boclair Road had been neglected for many years, suffering from significant wear across the roof, chimneys, windows, and exterior details. Our team was tasked with carrying out a complete transformation — reinstating the building’s character, upgrading structural elements, and ensuring long-term durability throughout.

The project involved a full slate roof replacement, liquid plastic flat roofing, extensive leadwork, chimney rebuilding, window renewals, guttering, and more. It was a pleasure to restore this home back to the condition it deserved, blending traditional craftsmanship with modern performance materials.

The Challenge

Due to years of deterioration, many components of the property required more than simple repair — they needed full replacement or rebuild. Challenges included:

  • A worn slate roof requiring a full strip and re-slate

  • Damaged sandstone chimneys needing structural rebuilding

  • Failing flat roof sections needing modern waterproofing

  • Rotting fascia and soffits requiring renewal

  • Dated or degraded window units, especially sash and Velux types

  • The need to replicate and renew exterior railings in keeping with the original style

The property demanded careful restoration work with attention to detail, ensuring all upgrades respected the home’s original character.

Our Solution & Work Carried Out

Materials used:

  • 14×8 Cupa Heavy Spanish slate

  • Sika liquid plastics flat roofing system

  • Code 6 lead (chimneys, valleys, flashings, dormers)

  • Powder-coated aluminium 6×4 gutters

  • Replacement railings (profile-matched)

  • New Velux window

  • Renewed sash windows

  • New fascia and soffits (painted finish)

14×8 Cupa Heavy Slate Re-Roof

We fully re-slated the pitched roof using high-quality 14×8 Cupa Heavy slate for strength, longevity, and a traditional finish.

Sika Liquid Plastic Flat Roof System

All flat roof areas were renewed using a Sika liquid plastics system, providing a seamless, durable, and fully waterproof membrane.

Railings Renewed to Match Original Profiles

New railings were fabricated and installed to mirror the existing design, maintaining the property’s authentic aesthetic.

Velux Window Renewal

The Velux unit was replaced with a modern equivalent to improve insulation, daylight and ventilation.

Sandstone Chimney Rebuild

A damaged chimney stack was rebuilt using matching sandstone, restoring its structural integrity and period-correct appearance.

Chimneys Haunched & Pointed

All chimney haunching and pointing were renewed to ensure weather protection and long-term stability.

Sash Windows Renewed + Leadwork

Sash windows were replaced and fitted with Code 6 lead at the dormers to ensure proper waterproofing around the frames.

Code 6 Lead to Chimneys, Valleys & Flashings

High-grade Code 6 lead was used throughout key junctions for maximum durability and watertight performance.

6×4 Powder-Coated Aluminium Gutters

Installed new powder-coated aluminium gutters for a long-lasting, low-maintenance drainage solution.

Fascia & Soffit Renewal + Painting

All fascia and soffits were replaced, prepared, and professionally painted to complete the fresh, restored exterior appearance.
