Project Overview
Hexagon House at Bardowie Loch features a substantial 300 m² flat roof — a feature often difficult to waterproof effectively with conventional materials. With this project, the goal was to deliver a seamless, long-lasting, low-maintenance roof system that would stand up to Scotland’s unpredictable weather, while ensuring reliable drainage and structural performance over time.
Our team installed a high-quality liquid-applied waterproofing membrane over a carefully engineered substrate, combined with a rise-to-fall tapered insulation system to ensure proper drainage and prevent water pooling. The result: a clean, modern flat roof ready for many years of service.
The Challenge
Flat roofs bring unique challenges compared with pitched roofs: ensuring full waterproofing, avoiding leaks at seams and junctions, creating adequate drainage to prevent ponding, and accommodating potential structural or insulation upgrades. At Hexagon House, with a large roof area and a residential setting, the client required a durable, low-maintenance solution that would offer maximum protection — and a roof build that accounted for the subtleties of drainage slope without drastically altering the roof structure.

Liquid Waterproofing Membrane
We applied a premium cold-applied liquid membrane across the 300 m² roof, creating a fully seamless, watertight surface — ideal for flat roofs and capable of accommodating complex roof geometry. Liquid roofing is known for its durability, flexibility, and long service life.
Tapered Insulation (Rise-to-Fall System)
To ensure effective drainage and prevent ponding, we installed a rise-to-fall tapered insulation scheme. This provides a built-in slope, channeling rainwater efficiently towards drainage outlets — a proven method to extend the lifespan of flat roofs and avoid water-related structural issues.
Full Roof Waterproofing & Thermal Upgrade
Combining the liquid membrane with tapered insulation not only waterproofs the roof but also improves thermal performance, helping maintain internal comfort and energy efficiency for the home.
Seamless Application & Minimum Maintenance
Because the liquid system cures to a smooth, joint-free surface, the roof has no seams or weak points — eliminating common leak sources associated with traditional flat-roof coverings.
Long-Term Protection
Liquid flat roof systems (properly specified and installed) offer impressive longevity — typically well in excess of 20–25 years — making them a wise choice for residential properties where reliability matters.
Full Timber Renewal
Replaced all worn roof timbers, restoring the structure to modern standards and ensuring a strong, stable base for the new slate.
